First things first … what’s deal with this HomeBuilder initiative?

It’s a government stimulus package designed to give the residential construction industry a boost and tackle some of the economic downturn caused by COVID-19. Eligible applicants can access up to $25,000 tax-free big ones to help them build their new home (or renovate their existing digs).

Yep. You heard me – that’s $25,000 towards the cost of your build. But naturally there are some eligibility criteria you need to meet first.

What’s the eligibility criteria?

First up, you need to be an owner-occupier. This isn’t a grant for investors.

You must be an Australian citizen and aged over 18. Your annual income must be less than $125,000 for individual applicants or less than $200,00 for couples.

And, in terms of the work itself, your new build has to be worth less than the $750,000 national price cap.

For renos, you need to be spending more than $150,000 on an existing property valued at less than $1.5million. Renovations must also be to the main residence – which rules out secondary buildings like granny flats and shedding, pools, tennis courts and the likes.

The good news is that all primary dwelling types are eligible for the scheme, which means this $25,000 boost could bring your brand new Prefabulous dream that little bit closer to reality. And while you don’t need to be a first-home buyer to apply, first home buyers in NSW can also access the $10K first home owner grant via the NSW Government.
